What's Actually Included in 'Turnkey Construction' in Coimbatore?

"Turnkey" is the most abused word in the Coimbatore construction market. Every BOQ uses it, almost none mean the same thing. This is the inclusions checklist we publish openly with every Atlas quote.

What turnkey should always include

• Architectural, structural and MEP drawings + 3D elevation
• All civil work up to roof slab and weather-proofing
• Internal and external plastering, putty and 2 coats of premium emulsion
• Vitrified flooring + designer master bath
• Modular kitchen carcass + granite countertop
• Complete electrical wiring with branded modular switches
• Complete plumbing with concealed CPVC + sanitary fixtures
• Main door, all internal doors, windows with grills and mosquito mesh
• Painting, polishing, deep clean and key handover

The eight things builders quietly leave out

Ask any contractor to confirm — in writing — which of these are in scope before signing. We include items 1, 2, 4 and 8 in every Atlas Premium contract by default.

• Compound wall and gate
• Borewell, sump and overhead tank
• Solar / inverter rough-in
• Curtain rods and chimney hood
• Plan approval and statutory fees
• Furniture beyond fixed wardrobes
• Landscaping and paver block driveway
• GST on labour + material (often shown 'excluded')
