Nalukettu vs Contemporary Kerala Elevation: Which Suits Your Plot?

When clients walk into our Saravanampatti studio, the very first sketch they show us is usually a Nalukettu — the four-block ancestral home built around a central nadumuttam courtyard. It's beautiful, it's cool, and it's deeply tied to Malayali identity. But it isn't always the right answer.

Plot economics

A true Nalukettu loses 12–18% of its built-up area to the open nadumuttam. On a 1,200 sqft plot in Coimbatore, that means ~180 sqft you can't furnish. On a 2,400+ sqft plot, that loss is comfortably absorbed and the courtyard becomes the soul of the home.

Climate fit

Coimbatore is hotter and drier than coastal Kerala. A modified Nalukettu with a glass-covered courtyard and ridge ventilator gives you the cooling stack-effect without the monsoon water-pooling Kerala homes were originally designed for.

Resale value

Pure contemporary boxes resell faster in IT-belt micro-markets like Kalapatti and Vilankurichi. Heritage-leaning Kerala elevations command 8–14% premium in family-buyer markets like Pollachi, Mettupalayam and Palakkad-side suburbs.
